Asbestos Removal in Plano

Plano Asbestos Removal takes asbestos out of Plano houses, rentals, apartment complexes and commercial suites before remodeling or a new tenant disturbs it. Our abatement work covers popcorn ceilings, drywall seams and texture, kitchen and bathroom remodels, interior finish-outs in offices and stores, and unit turns and common areas in multifamily buildings.

Plano is a younger city than its size suggests: Census estimates put the median home build year at 1993, and fewer than one in five homes predate 1980. About 41,700 homes went up in the 1970s and 1980s, though, and those houses are the main reason to test before a remodel. The type of building then decides the paperwork. A house, duplex or fourplex sits outside the Texas asbestos rules unless it is part of a larger project, while apartment buildings with more than four units, offices and stores need a survey before renovation, and Plano asks for proof of it with a commercial permit.

Popcorn ceilings

Sprayed ceiling texture is tested in each room before anyone wets or scrapes it. If it is positive, the room is sealed, the air conditioning to it is shut off and the texture comes down wet, so you can repaint, add lighting or go to a flat finish. If it is negative, your painter or drywall finisher can take it from there.

Drywall and joint compound

Joint compound, tape, wall texture and old patches are separate layers on the board, and EPA lists patching compounds on walls among possible asbestos materials. We clear the walls a remodel will open, from a full room taken to the studs to a few cut-outs for new wiring or plumbing.

Kitchen and bathroom remodels

Sheet vinyl and its backing, floor tile, adhesive, textured walls and the finishes hidden behind cabinets are sampled together, so one survey covers the room. Abatement is finished and documented before the remodeler starts demolition.

Commercial finish-outs

Office suites, retail and restaurant spaces and medical offices change tenants, and each new build-out can disturb what the last one left. The survey or an architect or engineer certification comes first, because Plano will not issue the renovation permit without it; abatement is then fitted in ahead of the tenant contractor.

Apartments and multifamily

We handle unit turns, corridors, laundry and mechanical rooms, and condo buildings run by an association. The unit count decides the rules: more than four units brings the Texas survey and licensing requirements, while owners of several small buildings should check whether they count as one project.

Asbestos testing and removal costs

Most Plano homes were built in 1990 or later and rarely need asbestos work. About 41,700 went up in the 1970s and 1980s, and those houses, along with older apartment buildings, offices and shopping centers, are where a lab test is worth doing before a remodel. Each line is the usual hired price for that size of job around Plano, McKinney and Addison, with the plastic, air filters, lab and landfill trip counted in. State fees for apartment and commercial buildings have their own row.

Asbestos testing and surveys

  • Testing for a small remodel, a few samples$350 – $700+
  • Whole-house survey before a remodel or demolition$650 – $1,500+
  • Air test after removal (clearance)$300 – $800+
What is included

An inspector samples the materials your project will touch, a lab tests them and you get a written report. A clear result means no asbestos work is needed for that material. An air test after a removal is a second visit, priced on its own line.

  • Commercial or apartment building, about 5,000 sq ft of asbestos$958
  • Demolition with no asbestos removed$57
What is included

Texas bills this fee to the building owner after a notified job: $30 for every 160 sq ft of asbestos, at least $55, plus 3%. A demolition with no asbestos has the minimum fee. A single house, or a building of four or fewer units, is neither filed nor billed.

Our process

01

Survey the materials the work will touch

An accredited inspector samples each material your plans will disturb, and a qualified laboratory reports the results. For an apartment or commercial building, Texas requires the survey to cover the work area and the surrounding areas the work could foreseeably disturb, and in a public building the inspector must hold a DSHS license.

02

Plan containment, paperwork and disposal

The results set the method and the extent of the containment. Where the building type requires it, DSHS is notified at least 10 working days before abatement begins. The heating and air conditioning serving the area are shut off during removal, and the waste goes to a landfill that accepts asbestos, booked before the first bag is filled.

03

Clear the area and hand over

After removal the area is cleaned and inspected. In a public building, the owner must confirm that air in the regulated area meets the 0.01 fibers per cubic centimeter clearance level before anyone moves back in. You keep the lab reports, any notification and the disposal records, and the next trade starts on surfaces whose contents are known.

Which Texas rules apply to your building

Texas sorts asbestos work by building type under 25 TAC Chapter 296, the Texas Asbestos Health Protection Rules. The free Texas asbestos renovation checklist turns your building type and plans into a list of documents and steps.

Houses, duplexes and fourplexes

The state rules do not apply to a single private residence or a single apartment building with no more than four dwelling units. The exception is the federal installation rule: two or more such buildings within 660 feet of each other, under the same owner and part of the same renovation or demolition project, are covered. OSHA worker rules still apply to any crew you hire.

Apartments, offices and stores

Larger apartment buildings, condominium buildings, offices, shops and restaurants need an asbestos survey before renovation or demolition. In a public building, sampling and removal are done by DSHS-licensed people. DSHS must be told at least 10 working days before abatement there, before any demolition of a commercial building or facility, even one with no asbestos, and before renovation that disturbs regulated asbestos above the federal thresholds.

Plano homes by decade

Of Plano’s roughly 117,700 homes, about 16,250 were built in the 1970s and 25,450 in the 1980s, according to Census estimates. Only about 5,400 are older than that, and 60% date from 1990 or later.

Houses from the 1970s and 1980s

Ceiling texture, joint compound, and sheet vinyl or tile floors from these decades may contain asbestos. OSHA presumes sprayed-on surfacing and thermal insulation in buildings constructed in 1980 or earlier contain it until tested, and a house finished in 1985 is not cleared by its date either. A lab result on the material is the answer.

Homes built since 1990

No source we rely on gives a year after which building materials are guaranteed asbestos-free, so even here the date does not settle it. For a newer house, the useful question is whether the material you plan to disturb is original or came from an older stock or repair. If there is doubt, a few samples resolve it before the work starts.

Frequently asked questions

My Plano house was built in 1984. Should I test before remodeling?

Yes, for the materials the remodel will disturb. A 1980s build date neither confirms nor rules out asbestos, and EPA says a lab test of a sample is the only way to be sure. Have the ceiling texture, the joint compound on walls you will open and any old flooring with its adhesive sampled before they are scraped, cut or pulled up.

Does Plano require an asbestos survey for my permit?

For a commercial renovation or demolition permit, yes. The city’s commercial alteration and remodel requirements ask the owner to submit proof that an asbestos survey has been done, on the Proof of Survey Form from Building Inspections. The state rule behind it covers public and commercial buildings, not a single house. Building Inspections can be reached at 972-941-7140.

Is my apartment complex covered by Texas asbestos rules?

If the building has more than four dwelling units, yes. A survey comes before renovation, and if the building is a public building, the owner must also tell anyone doing construction or maintenance where asbestos-containing material is and hire a DSHS-licensed abatement contractor. Our apartment and multifamily page explains where the four-unit line falls.

Do you do the asbestos testing?

We arrange it. Samples are taken by an independent accredited inspector, licensed by DSHS where the building is a public building, and analyzed by a qualified lab. Keeping the survey separate from the removal crew means the scope comes from the results rather than from the contractor who will do the work.

Describe the project in a few lines: the house, unit or suite, the surfaces that will be cut, scraped or torn out, and any lab report you already have. A build year helps, and so does the unit count for a multifamily building, since four units or fewer and five or more follow different Texas steps. We'll get back to you soon with an estimate or any questions we have. Estimates are free and there's no obligation.
